There is more to a house home selling fast than supply and demand.  Elements such as location, size and price have an affect but beyond that what determines if your home sells in a side by side comparison

CURB APPEAL

In a study by Zillow, Realtor®s listed curb appeal as the No 1 factor affecting a buyer’s first impression and the time a home is on the market.

MOVE IN CONDITION

The Wall Street Journal reports - Homes marketed as move-in condition sell 12% faster.  A home that has had a professional inspection, repairs made and even a home warranty give buyers confidence to buy and peace of mind regarding after closing expenses.

STAGING

Having a staged home does not mean you have to rent and buy new furniture or move out before putting your home on the market. You can do those things but sometimes it means you are willing to remove personal items, reduce clutter and set each room to its best use.   One rule says remove 1/3 of the furniture out of the room.  If you have items that you are not taking with you, remove them now, prior to marketing the home.

Virtual staging is a wonderful tool for homes that are vacant, this allows potential buyers to see the home in a virtual tour and experience the fit and finish of the home with furnishings.

QUALITY PHOTOS

With the majority of buyers beginning their search for a new home online, the days of amateur photos is gone.  Professional photos and optional video features are a must.  You increase the odds for your home to sell faster and at a higher price. Adding a virtual tour to marketing can decrease sales time and makes your home available to buyers who not in the area.

SCHOOL RATINGS

Realtor.com survey stated, one in five buyers said they’d pay 6% to 10% above their budget for the right school. Education plans begin in preschool.  Homes linked to good schools sell faster and at a premium.

PROPER PRICING

Multiple studies have shown that homes priced at or slightly below market value are nearly 50% more likely to sell within 60 days than those priced just 12% or more above market value.
